Divide the Total Cost by the Profit per book to get how many books you will have to sell to see a complete return on your investment.
_________ / _________ = __________

This is the number of books you will have to sell to see a complete return on investment. Can you personally sell that many books?

If you can, then you can self-publish and make a serious profit.

How many until you make $1000? _________

Now do a calculation and see if you had a 10% royalty check for the same amount of books sold at the same retail price, what that would equate to.

Retail Cost: _________

10% * _________

Profit per book: _________

How many until you make $1000? _________

Understand that the publisher will do initial print runs somewhere between 5,000-10,000. They are doing calculations much more sophisticated than these to determine if your project is worth it. To get them interested, you must show them how their bottom line will be affected to the positive, if they take your book on.

Many publishers or agents will ask you to do a Market Analysis of your book, that is because they don't care about content as much as they care about profit.

It isn't their job to make you rich, it is your job to show them why they should partner with you in a potentially profitable endeavor.
